CapitaLand to sell Star Vista

Rock Productions, which also owns The Star Performing Arts Centre, has agreed to purchase TheStarVista for S$296 million. The church’s business arm has been looking for a suitable buyer for the multi-purpose complex. The sale is expected to be completed by the end of 2019. CapitaLand is a Singapore-based alternative asset management firm focused on real estate, infrastructure, and private equity.

The Star Vista was opened in September 2012. It is an integrated development with 15 stories and a 5,000-seat auditorium. It comprises three levels of retail space and is 95% leased as of June 30, 2019. CapitaLand expects to receive net proceeds of S$145 million from the sale, which will represent a gain of approximately S$32 million for the company. The sale will help the church recoup some of the money it spent on building the complex.

Natural cooling system

The natural cooling system in The Star Vista makes it easier for the air to circulate within the building. Its layered design encourages air movement, creating a naturally cool environment in the mall’s common areas. A water feature and 200-seat amphitheatre at the base of the building also assist in the cooling process. The building’s greenery also aids in the ventilation process. After careful analysis, the design of The Star Vista has been certified as Green Mark Gold by the Singapore Building and Construction Authority.

In Singapore, the first natural-cooled mall swaps four walls for a permeable shell that encourages airflow and doesn’t use air conditioning. This design also allows the mall to have many semi-alfresco dining options, including Japanese restaurant Itacho Sushi and fast food chain Texas Chicken. These open-air dining options allow shoppers to enjoy fresh, cool air without the high costs of air conditioning. Unlike conventional shopping malls, The Star Vista is an impressive example of sustainability and innovation at work.

Bowl-skin facade

The Star Vista is a multi-purpose mall located near the Buona Vista MRT interchange in Singapore. It has 260,000 square feet of retail space, a theater, and a Performing Arts Centre. It was designed by Andrew Bromberg and has a bowl-skin facade that glows blue through clear glass cladding. The color of the glass canopy changes every 20 seconds, creating a stunning effect.

5,000-seat auditorium

The Star Performing Arts Center, a multi-purpose complex in Singapore’s Buona Vista, includes a 5000-seat auditorium. The Star Vista offers an array of fitness classes, including Kickboxing, Pilates, rock climbing, and Zumba. This exercise is an adrenaline-fuelled way to get in shape.
